CCEA'a Building & Renovation Policy

CCEA’s HOMEOWNER BUILDING AND RENOVATION POLICY

The Charing Cross Estates Association (CCEA) does not have the authority to approve or deny building permits for homeowners who are planning to build or renovate a property located within Charing Cross Estates Subdivision. The authority resides with the Bloomfield Township Building Department.

However, we do ask that you consider the following criteria when developing your property:

  1. Scale:  overall massing and proportional relationships.
  2. Design compatibility with the neighborhood, for example:  general architectural style, roof slope, choice of exterior materials (color, quality), and orientation of the house on the property.
  3. Impact on neighbors:  access, visibility, views, sunlight, drainage, ventilation, etc.
  4. Workmanship:  the quality of any and all construction should equal or exceed the quality standards of the neighborhood.

Considering the above criteria may help you in the permitting process and possibly alleviate individual homeowner objections which could delay your project.
